Product has a bit of an odor but was easy to apply and penetrated very well. The overall initial appearance is Ok/ Average. 14 month weathering test showed a significant loss of color as well as a fair amount of darkening (mildew growth) in the softer grain patterns of the board.

We bought the Olympic maximum with a 6 year guarantee. We prepared our decking areas as directed for this particular product. Overall it took us a week to prepare and stain the decking. After only 9 months the stain was completely gone on all horizontal areas. This product does not work at all on areas that are horizontal, save your knees and back by avoiding this product

+ PROS: Good when it first goes on
- CONS: Does not last on horizontal areas. Only lasted 9 months even though it indicates 6 years of protection. This is a terrible product which should be removed from shelves!

Bought the Olympic stain that states 10 year life on decks and 25 years on fences in big letters in the can. Applied it to my 1 year old pine fence last summer, 9 months later 90% of the Olympic stain is now gone leaving bare wood behind. Olympic customer service won’t respond to me and the Hardware store I bought it from says ‘that’s normal’ in spite of me holding the can that says 25 year fence life in front of their faces.
